Do you have any specific projects in mind or preferred location? With a $1M budget and at least 3 bedders, you could be looking more towards resale ECs.

From there, I can assist you in shortlist those units with good net rental yield of at least 2.5% (market standard now). Cause with a rental of $3 to $4k, it doesn't necessarily give a good net rental yield. If not, you can purchase a vacant unit and source for tenants.
